Lovett Begins Next Phase of Houston Industrial Project

Lovett Industrial has begun the second phase of development for its 610 Business District project, a master-planned business park in Houston. Completion is expected in the first quarter of 2026.

Phase 2 is to include four shallow-bay warehouses totaling 537,132 square feet. Designed to house multiple tenants, the Class A buildings will range from 53,110 square feet to 219,487 square feet. The spec facilities will feature 32- to 36-foot clear heights, 130- to 185-foot truck courts, as well as ample car and trailer parking.

Upon full build-out, the 113-acre campus will comprise nine buildings totaling about 1.5 million square feet. The property currently includes 38 acres of undeveloped land.

Construction on the business park’s first phase, which consists of two buildings and about 390,000 square feet, began in June 2022 and completed in September 2023. The site is at 6462 Northdale St., about 4 miles from William P. Hobby Airport, 8 miles from the Port of Houston and 10 miles from downtown Houston.

Jason Dillee, Andrew Jewett Sr. and Greg Holmes of CBRE are leading marketing and leasing for the venture. Alston Construction serves as the project’s general contractor and ALJ Lindsey as civil engineer. Associated Bank provided construction financing.

Lovett continues push into Texas and beyond

Including 610 Business District, Lovett owns 10 completed or planned industrial properties in the Greater Houston area, amounting to more than 9 million square feet. The firm’s U.S. portfolio totals more than 19.6 million square feet across 15 markets, with another 13.6 million square feet in the planning stages.

In March, the company entered Nashville, Tenn., where it will build an industrial property called Innovation Way Logistics Center. Other national developments include a 176,105-square-foot last-mile warehouse in Philadelphia and a 298,000-square-foot facility in Chino, Calif.
