IDI Logistics Breaks Ground on Charlotte Distribution Center

IDI Logistics has started construction on Nevada Logistics Center, a 164,358-square-foot industrial project in Charlotte, N.C. The Class A facility is scheduled to come online in 2026’s second quarter.

The developer appointed Avison Young as exclusive leasing agent. Principals Henry Lobb and Chris Skibinski, together with Associate Will Hendrick will be the leasing brokers in charge of the project.

Nevada Logistics Center will be a rear-load facility with 36-foot clear heights, 39 dock doors, 12 dock levelers, ESFR sprinkler systems, 2,751 square feet of office space and 129 vehicle parking spots.

IDI Logistics designed the shallow bay building to achieve LEED certification and is targeting distribution, assembly and manufacturing users.

The development is at 2620 Nevada Blvd., near rail connections, along with interstates 77 and 485. Charlotte Douglas International Airport is 12 miles away, while Concord, N.C., is within 37 miles. Notable industrial users in the area include FedEx, Frito-Lay, Iron Mountain and T.J. Maxx, among others.

Charlotte’s strong pipeline

Charlotte had 6.3 million square feet of industrial space under construction as of May, according to the latest Yardi Matrix industrial report. This was 1.9 percent of total stock, slightly above the national average of 1.7 percent—placing it on the 12th spot in the nation for total product underway.

New investors are expanding in the metro. Earlier this year, Leon Industrial purchased its first asset in Charlotte, a 120,000-square-foot facility. The Leon Capital Group subsidiary plans to upgrade the asset. That deal was also brokered by Avison Young.
