Finmarc Management Lands Renewal at NoVa Building

Virginia software company DLT Solutions has extended its lease at a Class A office building in Herndon Va. Finmarc Management Inc. is the property’s owner.

The renewal marks the first transaction since the company purchased the asset as part of a $51 million four-building portfolio acquisition earlier this year.

DLT Solutions operates out of 2411 Dulles Corner Park and will continue to do so with its 51,621-square-foot lease renewal. The company focuses on information technology needs for federal, state and local education, utilities and health-care markets. DLT Solutions expects 250 employees to work out of this location as more companies start returning to office work.

Other tenants at the property include BlackSky, NIGP and Republic Capital Access, among others, according to Commercial Edge. The building was developed in 1997 and went through a cosmetic revitalization project in 2015.

The 2411 Dulles Corner Park Office oversees Dulles International Airport and is served by the Silver Line that operates out of the Innovation Center Metro Station, which is less than a mile away, with various retail and dining options nearby. The location is 26 miles outside of Washington D.C.

Paul Darr and John McManus of Cushman & Wakefield represented DLT Solutions in this transaction. Finmarc Principal Neil Markus with Cushman & Wakefield’s Tom Walsh, Will Thomas and Nate Marshall represented the landlord.

Mid-Atlantic Ventures for Finmarc Management

Aside from purchasing the Northern Virginia office portfolio, Finmarc Management has made other acquisitions in the Mid-Atlantic office market over the last year. In Centreville, Va., the company purchased Trinity Centre, another four-building, 500,000 square-foot portfolio. Finmarc was able to purchase the site at one-third of its previous sale price.

In the Mid-Atlantic market, Finmarc bought Riverview Plaza, its first retail acquisition in Fredrick, Md., for $30 million. The space features well-known anchors like Target, PetSmart and Bob’s Discount Furniture store, and services approximately 125,000 customers within a 5-mile radius.
